FSBO Website Feature List

Following is a partial list of the features currently implemented in the latest version of the fsbo website.

Property Display Pages:
  • Search by area page
  • Search by price page
  • Open house listings page
  • Search by search form page (with or without paging, i.e. x listings/page, and thumbnail pictures)
  • Detail page - lets visitors review all information provided by seller.
  • Print page - allows property seller to easily create fliers for a brochure box.
  • Print pictures page(s)

Property Seller's Features:

  • Customer has the ability to edit their listing on-line, in real time with no administrator intervention required.

  • Customer controlled picture uploading and re-ordering with automatic thumbnailing and image resizing and compression. Optionally, includes captions for the pictures.

  • Customer can choose from four different mapping websites to select the most accurate by simply clicking each of the four map links and then choosing the best result.

  • Customer can use an "off-site" link on their page with a test feature to be sure it works before including it on their page. (Administrator is informed via email whenever a customer adds such a link.)

  • Customer can preview their listing before going "live". Not a true preview feature in that this will edit the only existing copy of their record.

  • Secure login/logout with "remember me" feature so users won't have to type in their login/password every time they login.

  • Login/password retrieval so customers can retrieve their login/password without administrator intervention.

  • Shortcuts for customer use in newspapers, etc. Shortcuts are of the form "www.yoursite.com?x=2342". These help drive more traffic to the site.

  • Spam protected email messaging (emails are sent via a form on the site so sender cannot learn customer's email address and web bots cannot harvest email addresses).

  • Unlimited customer email addresses and phone numbers for inclusion in their listing.

  • Unlimited text description.

  • Unlimited open house scheduling.

  • Unlimited "other" rooms and spaces (beyond the standard rooms).

  • "Email to a friend" link that automatically puts a customer's shortcut into an email for fast and easy email referrals. (This feature must be requested. See www.sheboyganbyowner.com detail page for this feature).
  • Mortgage calculator accessible from each property's detail page is automatically populated with customer's asking price.

The site is designed to give the customer maximum control of their listing (right down to the number of hits on their hit counter) without requiring administrator intervention, while still preserving site and business security.

Order Processing:

  • Database driven order form for quick and easy updating. All sale items are administrator editable through the website.
  • Order history so user can quickly remind themselves of what they did or did not order and payment status.
  • Payment processing (by check or credit card).
  • Invoicing by email and print off website.
  • Credit card payment integration.
  • Automatic account activation with credit card processing.
  • Automatic picture allocation incrementing with credit card payment.
  • Automatic order receipt and welcome emails to new customers.
  • Administrator has complete control over all orders (create, delete, set status, etc.)

Automatic account aging to deactivate abandoned accounts and close expired accounts (with warning and notification emails which are all administrator editable for both scheduling and content). Aging also sends emails to administrator to let him/her know which accounts need attention, sign retrieval, etc.

Web site administration for...

  • Activating/deactiving/denying access/deleting/creating accounts (customers can create accounts on their own).
  • Resetting last login date and start date (lets administrator keep accounts current for those who do not have web access).
  • Allocating additional pictures.
  • Pages for editing community information, cities, counties, neighborhoods, school districts, etc.
  • Pages for editing welcome email, aging emails, etc.
  • Page for editing company name, contact information, etc.
  • Multiple listing operations page for activating/deactivating/deleting/etc. multiple accounts simultaneously. A form is used to select a group on which to operate.
  • Multiple listing operations page also gives the administrator a quick look at all listings on the site and their current status.

Site Security

  • Secure login/logout vial SSL.
  • Email notification of street address changes (alerts administrator to people reusing their account for a second listing).
  • Email notification of website address use (to check for links to competitor sites).
  • Email notification of suspicious price increases (account possibly listed with a realtor).
  • Email notification of keywords in narrative text (prevent competitors from driving traffic to their sites from yours).
  • Email notification of sold status changes so you can initiate sign retrieval and account closing.
  • Email notification of listing display status, also so you can initiate sign retrieval and account closing.
  • Email notification of new user signup. (Lets you contact those who initiate the sign up process, but do not complete it, to provide assistance or incentive).
  • All html tags in customer's data are automatically stripped of their delimiters ("<" and ">") to prevent customers from inserting their own html code.

Optional Features:

  • Featured properties to highlight select propeties on the homepage. Properties are exposed on the homepage until their allotted number of exposures has been reached after which administrator is informed via automatic email.
  • Quick search by ID form on home page.
  • Property tracking for visitors through watch and exclude pages. This also allows visitors to avoid seeing excluded properties in future searches.
  • Various custom search by forms.
  • Search by map (clickable areas).
  • Rate quote request and pre-qualification system to provide home buyers with a single form to pre-qualify for loans and receive rate quotes from multiple lenders (generally on the order of five lenders would be providing quotes for each application). Web site operator must solicit and screen lenders for their participation. Usually, the overhead associated with running such a system is paid for by charging lenders a nominal fee for each qualification application.
  • Advertiser's database for selling advertising to local service providers.
  • Appraiser's database to sell subscriptions to sale transaction information.
  • Compact Privacy Policy deployment.
